Plain-English terms for using this site, starting a conversation with Fifthline, and working with us on a private NHL real estate move.

These terms are meant to explain the relationship clearly. Any paid engagement with Fifthline will be confirmed in a separate written agreement.

What Fifthline is

Fifthline is a private real estate coordination service for NHL players, families, agents, and advisors.

We help organize the housing process around an NHL move: timing, communication, local market support, action tracking, and next steps.

The goal is simple: keep the move clear, private, and moving.

What Fifthline is not

Fifthline is not a lifestyle concierge, moving company, lender, law firm, tax advisor, financial advisor, inspector, title company, or settlement provider.

Fifthline does not replace the licensed professionals involved in a real estate transaction.

  • A local broker handles brokerage.
  • An attorney or settlement professional handles legal and closing matters where applicable.
  • A lender handles financing where applicable.
  • An inspector handles inspections.
  • Other professionals handle their own areas of responsibility.

Fifthline coordinates around that process. We do not replace it.

Fifthline is also independent. It is not affiliated with, endorsed by, sponsored by, or an official service of the NHL, the NHLPA, any NHL club, or any player agency.

Brokerage and local professionals

Fifthline is built on licensed real estate experience in New York and New Jersey.

In New York and New Jersey, real estate services may be handled through Fifthline’s licensed real estate structure where appropriate.

In other NHL markets, local brokerage services are handled by properly licensed professionals in that market.

Fifthline may help coordinate timing, communication, action items, and status across the move, but the licensed professionals involved in the transaction are responsible for their own work, advice, duties, and compliance obligations.

You are welcome to browse this website and learn about Fifthline.

By using the site, you agree that:

  • the information on this site is general and not personal advice for your situation;
  • you will not misuse, disrupt, copy, scrape, reverse-engineer, or interfere with the site;
  • you will not submit false, misleading, or unauthorized information through any form;
  • you will not use the site to violate any law, regulation, or third-party right.

Submitting a private inquiry

Submitting a form through the site starts a conversation. It does not create a client relationship, brokerage relationship, agency relationship, fiduciary relationship, or paid engagement.

Fifthline will review the inquiry and, if we are able to help, we will confirm the scope, terms, fees, and responsibilities in a separate written agreement before paid coordination work begins.

Please do not submit sensitive financial, legal, identification, or transaction documents through the website.

Sensitive materials are handled directly outside the website and outside the Fifthline Move Board.

Fifthline Move Board

The Fifthline Move Board is a private action tracker.

It may show move status, next actions, pending decisions, timing, communication preferences, and who has the ball.

The Move Board is not a document vault, property search portal, broker portal, MLS feed, legal workspace, or transaction-management platform.

No sensitive financial, legal, identification, or transaction documents should be uploaded to or stored in the Move Board.

Fees and compensation

Fifthline may be compensated in one or more ways, depending on the engagement, market, and applicable law.

That may include:

  • a client-paid coordination fee;
  • brokerage compensation for services performed through a properly licensed real estate structure;
  • broker-to-broker referral compensation where permitted by applicable law and brokerage agreements.

Any brokerage or referral compensation is handled through the appropriate licensed channels and disclosed where required.

Fifthline does not accept kickbacks, referral fees, commission splits, or things of value from lenders, inspectors, attorneys, title companies, settlement providers, appraisers, insurance providers, movers, or other non-broker service providers in exchange for steering business.

That distinction is intentional. Fifthline’s coordination should stay aligned with the client’s move, not with vendor payments.

Client choice

Clients are always free to use their own broker, lender, attorney, inspector, advisor, or other professional.

If a client already has trusted professionals, Fifthline can coordinate with them.

If Fifthline helps identify or introduce a professional, that introduction is based on fit with the move, market, timing, discretion, and responsiveness. Final selection remains with the client.

No legal, financial, tax, or investment advice

Nothing on this website, in the Move Board, in email, by phone, by text, or during a Fifthline coordination engagement should be treated as legal, financial, tax, accounting, lending, insurance, or investment advice.

Clients should work directly with their own licensed or qualified professionals for advice in those areas.

Confidentiality

Fifthline treats client relationships as confidential by default.

We do not publish client names, share photos of homes, discuss individual moves publicly, or identify client circumstances without permission.

Confidentiality does not prevent Fifthline from communicating with the professionals involved in a move when needed to perform agreed coordination work, or from making disclosures required by law, regulation, court order, brokerage obligation, or written agreement.

No guarantees

Fifthline works to keep the move organized, private, and moving.

But real estate markets shift. Inventory changes. Timelines move. Third-party professionals have their own responsibilities and turnaround times. Sellers, landlords, lenders, attorneys, inspectors, title companies, settlement providers, municipalities, associations, and other parties may affect the outcome.

Fifthline does not guarantee:

  • market outcomes;
  • property availability;
  • approval by a seller, landlord, lender, board, association, or other party;
  • sale price;
  • purchase price;
  • rental terms;
  • closing dates;
  • inspection outcomes;
  • financing outcomes;
  • legal outcomes;
  • tax outcomes;
  • investment performance;
  • availability of any specific professional or service.

Third-party professionals

Fifthline may coordinate with brokers, lenders, attorneys, inspectors, title companies, settlement providers, movers, insurance providers, advisors, or other professionals involved in a move.

Those third parties are independent from Fifthline unless explicitly stated otherwise in writing.

Fifthline is not responsible for their advice, actions, omissions, fees, timelines, representations, errors, decisions, or outcomes.

Any dispute about a third-party professional’s services is between the client and that professional.

Limits on responsibility

Fifthline’s responsibility is limited to the coordination work Fifthline agrees to perform directly.

Fifthline is not responsible for transaction outcomes or for services performed by third-party professionals.

To the fullest extent permitted by law, Fifthline will not be liable for indirect, incidental, special, consequential, punitive, or lost-opportunity damages arising from use of the website, use of the Move Board, or coordination services.

Any additional liability terms may be addressed in the separate written agreement for a paid engagement.

Fair housing and equal treatment

Fifthline does not discriminate and does not tolerate discrimination by professionals involved in a move.

Housing-related services must be provided in compliance with applicable federal, state, provincial, municipal, and local fair housing and human rights laws.

Fifthline does not recommend, exclude, rank, or steer clients toward or away from housing, neighborhoods, properties, or professionals based on race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, source of income, marital status, age, or any other protected characteristic under applicable law.

Intellectual property

The Fifthline name, website content, Move Board concept, copy, graphics, page structure, visual elements, and other materials on this site are owned by or licensed to Fifthline, unless otherwise stated.

You may view the site for personal or business evaluation purposes.

You may not copy, reproduce, modify, distribute, scrape, resell, or create derivative works from Fifthline materials without written permission.

Third-party names and references

The site may mention third-party names, markets, services, or professional categories for context.

Those references do not imply a partnership, endorsement, sponsorship, affiliation, or official relationship unless explicitly stated.

Privacy

Information submitted through the website is used to review and respond to inquiries and to operate Fifthline’s services.

Please do not submit sensitive financial, legal, identification, or transaction documents through the website or Move Board.
